  1. Kerb Appeal

Trim your bush and polish your knockers.  A lot of buyers will drive-by properties they like before booking to view, so make a good first impression.  Trim any foliage, touch up any tired paint and tuck the wheelie bins neatly away.

  1. Clear the Decks

Declutter and tidy away nonessential daily stuff.  You know how big your rooms are but your buyer is seeing your home for the first time, show it off.  Unsure of how far to go?  Think what you’d do if the boss was coming for dinner – clean, clear, but not impersonal.

  1. Give Rooms an Identity

Help your buyers full in love with your home, give each room a sense of purpose so they imagine themselves living there.  Have beds in bedrooms and a dining table in the dining room.  No need to buy anything especially, just move your things around or borrow spare furniture from friends and family for a few weeks.

  1. Sunday Morning Jobs

Little bits of outstanding DIY will catch your buyer’s eye and might make them worry there is more work hidden.  Touch up those paint scuffs, screw on the last bit of kitchen trim, make sure all doors and windows open, and all lightbulbs are working.  No need for major building work, just tidy up the loose ends you’ve been meaning to get round to.

  1. The Price is Right

Your home can be perfect, but if it’s priced too high the buyers won’t come through the door to find out.  Asking prices are vanity, sold prices are sanity.  At Lancasters we pride ourselves on accurate and honest valuations which get the maximum possible price for your home in a reasonable timeframe.  Beware of lesser agents who try and entice you with too high asking prices only to find they ask you to reduce 6 weeks later.

  1. Warm Feet and Smelling Sweet

Falling in love with a property is a sensory experience, you might not notice the smell of the dog’s bed or last night’s fish supper, but your buyers will.  Before a viewing give pet areas a spruce up, hide the saucepans in the dishwasher and pop the heating on low.

  1. Go Out Out

If you want to show the property yourself or just hide in the corner – don’t!  You want your buyer to form an emotional connection to the property, and for that they need to see it as their new house, not your old one.  If you chose a good estate agent, trust them; if you didn’t, see number 8…
