It starts with a valuation appointment. We visit your property, give you an honest assessment of what it will achieve in the current market, and walk you through how we work. No hard sell, no inflated figures.
Once you instruct us, we book a dedicated take-on appointment. The same in-house team that handles our sales marketing - professional photographers, videographers, and licensed drone pilots - come to your property and do it properly. Full walk-through video, professional photographs, drone footage where appropriate. All included. All done in-house so we move quickly and don't depend on anyone else's diary.
This is where we earn our fee.
Because our marketing reaches further than any other agent on the Island - across Rightmove, Zoopla, YouTube, Facebook, Instagram, and TikTok - a typical rental listing generates between twenty and forty enquiries. That volume means we can be selective.
We filter those enquiries down through a structured telephone conversation, looking for the right fit before anyone sets foot in the property. That usually leaves us with six to eight people to invite for a viewing.
At every viewing, a senior member of our team accompanies the prospective tenant. It's their opportunity to see the property. It's our opportunity to meet them properly.
From those viewings, we'll typically identify three or four strong applicants. We then carry out a thorough referencing process - a genuine deep dive, not a tick-box exercise. We go further than most agents would consider necessary, because the quality of that process is directly reflected in the quality of the tenancy that follows.
The shortlisted applicants, in our recommended order, are then presented to you with full details. You make the final decision. Always.

Across our managed portfolio, our landlords are currently receiving 100% of their rent. That's not something we take for granted, and it's not down to luck. It's the result of sourcing the right tenants from the start and managing the relationship well throughout the tenancy.
Our average void period between tenancies is two days. Two days. The industry average makes that look embarrassing.
We offer rent guarantee insurance as an optional add-on. It's there if you want it, and some landlords sleep better knowing it's in place.
But here's our honest view: if an agent is pushing rent guarantee insurance hard, ask yourself why. More often than not, it's because they know their tenant sourcing isn't good enough and they need a policy to cover the gap. We don't have that problem. The insurance exists as a safety net, not a substitute for doing the job properly.
The biggest shake-up to lettings legislation in a generation came into force on 1 May 2026. We were ready before it happened.

Introduction only We find your tenant, reference them thoroughly, handle the paperwork, and hand over to you. From that point, the tenancy is yours to manage.
Fully managed We stay involved for the life of the tenancy. Regular property inspections, clear communication with you and your tenant, and a proactive approach to maintenance - small issues dealt with early, before they become expensive ones. You won't be chasing us. We'll be chasing everything else.
